We have paid Rs.nine lac plus to a Pvt ltd company of Nagpur whose branch office was @ Kalyan to purchase two plots at Vaisakhare-Tokawade near Murbad. This is a case of ten years back and in between when we followed they were saying that the land property is attached by income tax department. As a common man we are unable to understand how we can get either land or our hard earned money. Details would be provided if needed. Your kind support would be appreciated.

My Father Late Ram Janam Gupta had purchase a piece of agriculture land as per Tahsildar 2772 sq.ft for making a house, we have done a registration & received a Index II . now the said land is in Residential Zone as per Ambernath Nager Parisad.the land is in Jawsaigaon, Ambernath nager parsad (KOCH KUNTOLI).what document will be needed to change the Name in land record (7/12,8A).

I purchased a land at Mahad vide Kharedikhat no. 1320/2005 Dt 26/10/2005 . Sv No. 21/6 Area 0.8Hector. Till date 7/12 is not issued on my name . All documents required has been handed over to Talathi of Dahiwad Village . May I request you to help me.
The document was registered in the year 2005. Still, the purchased land is not mutated in your name. Approach tahsildar and bring to his notice that despite documents being submitted to talathi, the name is not mutated

Out of Our building plot road set back area was handed over to MCGM in year 1984. In this regard AE MAINT K/W ward Andheri West Mumbai issued a letter to our architect saying possession of road set back area is taken over. That time our architect did not complete the process of transferring the said area in the name of MCGM . Since last 6 month we are trying to complete this process but due to non availability of possession receipt of the road set back city survey officer has shown his inability to process this transaction. As per him possession receipt number is required to fed in the system to complete the process. We have submitted application to AE maintenance K/W ward to issue us copy of possession receipt from your record but they could not retrieve this receipt from their records. We approached building proposal and DP section also but failed to get the same. Our building is underway redevelopment and now it is completed and developer has to apply for OC and one of the condition to comply with is road set back has to be transferred in the name of MCGM if not done OC will not be processed. Pls help us and suggest how we can solve this issue. Thanks and best regards
You can ask to reissue the possession receipt. Or ask them re-initiate the possession, handing over possession. Just for technical glitches, OC cannot be withheld.

Our society is a registered housing society. After fighting with Gundecha Builders legally ( filed a case in consumer forum) builder gave the conveyance for land and building ( CTS 809/A/1/3) . We saw the notice somewhere that once the conveyance is done , property card name change will happen automatically. We waited for few months nothing happen then approach Citi survey office at Gorgaon . We submitted the copy of the conveyance deed etc. . In the record of city surbey land owner is not builder. Builder and land woner filed the consent terms before the high court but Builder did not draw the decree . Based on the consent terms and the MOU signed between land owner and Builder , Builder go the permission to develop the land etc. that time neither BMC nor city survey office asked for decree but now they are asking for the decree which builder do not have it. Another issue is NA order mentions area to be 8759 sq met where as all documents including RPOPERTY CARD FOR cts 809/1/1/3 mentions 9111 sq met . City survey office asking us why there is a discrepancy in the area . As per the architect when builder started the project that tie some crz limitations were there later they were removed so all documents submitted to BMC has the area 9111 SQ MET.
Our society is almost 21 yrs old. and ever after executing conveyance deed in 2019 things are not moving n right direction as far as property card name change is concerned.
Appreciate if you can guide us how we can proceed without consent degree and resolve the area discrepancy and get the property card transferred in our society's name. We are running pillar to post as getting property card name changed is very important otherwise getting conveyance done has no meaning at all.

Go for Deemed conveyance. Apply to Deputy Registrar Cooperative. You will have to submit the sale deeds of all the members who have units in the building. If all the members have paid the stamp duty for purchasing units in society, the Stamp duty for the deemed Conveyance will be INR 100/-. plus stamp duty @5% of the market value of the balance FSI at the land rate .

Namaskar, My grandfather who is deceased having 51 gunthas 7/12 in his name .but long back in 1971 he took Rs10000 money from my aunt and asked to lookafter the said plot . It is now presumed bymy aunt family that the said plot was sold without any agreement. My father and aunt both are expired and the said plot is used and maintained by aunts relative . How I can get hold of the said land? pl guide . There is last ferfar mentioned 1045 dt 15/8/17 ,what it means ,pl explain
You will have to show that they have encroached upon your land. The land in question had your Aunt, and after her demise, her relatives were in control. She has acquired a title over the suit property by adverse possession. The only thing remaining is that they will have to get their title declared by the Civil Court. But before that, you try to gain control or possession of the land. they will resist. But you will have to create record that , you have not acquiesced to the possession of your aunt . Then file suit in the civil court and ask for the possesssion of the property .

Hello , at the outset many thanks for this novel initiative . Ours is a property situated in Dahisar and there was never any demand from Collector ( Suburban ) for NA tax issued with respect to the property . Some bills were issued by the Talathi office which were paid promptly . Can the Collector office now send a demand note running into a few lakhs including principal amount , conversion amount and penalty without ever having served any demand notice pertaining to these amounts to the owner
As per section 45 of the Maharashtra Land Revenue Code 1966, land assessed for one purpose is converted to another purpose without obtaining permission from the Collector, and the occupant of such land is liable to pay the non-agricultural assessment and penalty as mentioned in the notice which you have received. Earlier, Talathi issued a notice for the payment of the land revenue. Now Collector's office has issued notice for the payment of Non- agricultural assessment on the land.

विषय - शासनाने एका शेतकऱ्याची 81 गुंठे जमीन पुनर्वसन साठी संपादीत केली. 50 गुंठे मध्ये प्लाॅटिंग करुन पुनर्वसितांना वाटप केले. एका पूनर्वसिताला 31 गुंठे जमीन कसण्यासाठी देण्यात आली. परंतु पुनर्वसितांची संख्या वाढल्याने. शासनाने ज्याला 31 गुंठे जमीन कसण्यासाठी देण्यात आली होती ती परत घेतली व त्यावर ४-४ गुंठे प्लाॅटिंग करून वाटप करण्यात आले. परंतु ७/१२ सदरी जमीन ज्याला कसण्यासाठी देण्यात आली होती त्याचे नाव कमी करण्यात आले नाही. सदर 31 गुंठयामधील एक प्लाॅट मधे ग्रामपंचायतीची इमारत व गावची पाण्याची टाकी आहे. सदर 31 गुंठे चा ७/१२ ज्याचे नावाने निघत आहे तो जमीनीवर हक्क सांगायला लागल्यावर ग्रामपंचायतीने जिल्हा पुनर्वसन विभागाकडे तक्रार दाखल केली. तहसीलदार यांनी चौकशी अहवाल सादर करून ही चुक निदर्शनास आणून दिली व चुकिची दुरुस्ती करण्यात यावी असे उपजिल्हाधिकारी पुनर्वसन यांना कळविले. परंतू आज ६ महिने झाले कार्यवाही झालेली नाही. याबाबत काय करावे कृपया मार्गदर्शन करावे.
जिल्हा पुनर्वसन अधिकारी यांना तहसीलदार यांनी पाठवलेल्या अहवालाचे अनुषगाने कोणती कार्यवाही करण्यात आली त्याबाबत विचारणा करा .
